Sell out for Phase 3 launch at Laurieston Living, Glasgow

Laurieston Living continues to be one of our most popular housing developments to date, having lived up to expectation when it came to the initial launch of our Phase 3 homes.

Hopeful homeowners began queuing as early as 6am outside our Sales & Marketing Suite, four hours prior to opening!

By the end of the day we were happy to confirm a 100% reservation rate on the latest release, with a grand total of 23 new build apartments (early bird reservations) and 13 townhouse style homes, with our new residents set to make their move in summer 2023.

Having already provided 537 new homes to the Gorbals area of Glasgow, we’re delighted to now be underway with the next phase of works within our Laurieston Living regeneration project – providing Glasgow City Centre with affordable new apartments and townhouses.

Due to complete in Summer 2026, phase 3 will be creating a further 191 new build properties, the first of which to be released will be blocks F & G – available to reserve from Saturday 28th January at 10am.

Potential owners will be seen on a first come, first served basis, with doors opening to our Sales & Marketing Suite at 10am. Find us at 166 Gorbals Street, Glasgow.

Within the initial phase 3 launch there will be three apartment types available – The Denham (two bedroom apartment), The Coburg (one bedroom apartment) and The Mackie (one bedroom apartment).

The Mackie & The Coburg apartment type

Where compact spaces blend perfectly with big ideas. There are just two ‘Mackie’ one bedroom apartments in phase three at Laurieston Living. One on the first and one on the second floor of this end of terrace block. The Mackie maximises the internal space to deliver quality, comfort and flexibility in a cleverly designed layout – making for a great modern first home.

The Coburg is then similar in layout to The Mackie but with an additional fixed window panel in the lounge. A one off design within the development, the one bedroom apartment will be on the top floor of the end of terrace block.

And for those with a requirement for additional living space, such as growing families, we have a range of townhouses to be released on the 28th of January.

Both new designs to the Urban Union portfolio, The Muir (3 bedroom townhouse) and The Cairns (3 bedroom townhouse with roof terrace) will be shown for the first time at Laurieston Living.

Will Longer Mortgage Terms Be the Norm?

If you are considering purchasing your first home, you are probably watching the mortgage rates with interest. Over the last few years, we have seen historically low interest rates which have made mortgage borrowing more affordable.

The cost of living has been rising. Energy price caps have been pushed up (and they will rise even further in October), interest rates have risen five times since December, petrol and diesel are reaching record highs and food prices are increasing. With so much uncertainty around the cost of living, it is important to consider how much you can afford to pay for a new property and budget for your general living costs.

Mortgage payments have gone up since the start of the year and the average first-time buyer monthly mortgage payment for someone taking out a 90% loan-to-value mortgage, fixed for two years is currently 20% (+£163) higher it was at the start of the year.

If you are considering moving this year, work out what you can afford to pay and talk to a mortgage broker about fixing your mortgage for a longer term.

Buying new

By purchasing a newly built home, you can be safe in the knowledge that you won’t need to worry about costly repairs, renovations, or decorating work to make your home habitable.

You can move straight in with brand new appliances, secure windows and doors and a high EPC rating to keep your monthly energy bills down. You’ll have a warranty for peace of mind and when it comes to the purchase price, you can be safe in the knowledge that it has been competitively priced against the market in that area – and that you won’t have to put in an offer over the asking at closing date. At present, some areas are seeing offers over in excess of 15% making a first home out of reach for many first time buyers .

Fixing your mortgage

When you take out a mortgage, it will either be on a variable or fixed-rate basis. When you take out a fixed-rate mortgage your rate is guaranteed for a specific time frame. Most lenders enable you to fix your rate for anything from two to ten years – sometimes even longer although this is rare. A fixed rate mortgage gives peace of mind knowing exactly what you have to pay each month regardless of what happens with interest rates.
Usually, it’s cheaper to fix for just two years – with the mortgage rate increasing slightly the longer you fix your mortgage for. Over recent years, the gap between interest rates for two and five- or ten-year fixes has been closing and some deals are very similar. Previously the difference could be as much as 1%.

Fixing for more than two-years could give you peace of mind if you’re planning on staying in your home for a long time.
Once the fixed rate period ends, you will be automatically moved onto the lenders’ Standard Variable Rate (SVR) which is a higher rate of interest than a fixed rate. However, you can usually start to look at taking out a new mortgage deal up to six months before your deal ends.

The Benefits of a Newly Built Home

Older homes can be characterful and attractive and are often the preferred choice for many buyers. However, there’s a lot to be championed when it comes to new-build homes. Not only are they more energy efficient and cheaper to run they are also highly customisable and convenient from the very start.

A newly built home will be structurally sound and less likely to need any repairs. Newly built properties have the most up-to-date standards on safety and security incorporated. Materials must be fire-resistant with detectors fitted for you. In addition, the overall designs are also built with fire safety and evacuation in mind. Security is often standard too, giving both peace of mind as well as helping to bring down home, building and contents insurance fees.
