The Leith Collective Winter Coat Exchange is a sustainable solution that aims to keep quality clothes out of landfill and in use for longer, thus promoting a circular economy and helping to reduce the environmental impact of the textile industry.

Outlining their vision, The Leith Collective commented: “A warm and comfortable winter coat is a basic necessity, especially now that we’re seeing more extreme weather as a result of climate change. But for families that have been continually stretched, a coat is yet another essential item that they are having to sacrifice. From our experience, the culminative effect of all these ongoing sacrifices can have a hugely detrimental impact on a person’s dignity and on their mental wellbeing.”

PENNYWELL LIVING IN EDINBURGH RECEIVES GREEN LIGHT FOR PHASE 4

 

Urban Union have received planning consent to build 94 new homes for sale at the popular Pennywell Living development in North Edinburgh, near the Scottish capital.

The new homes will form the fourth and final phase of the development and work is scheduled to begin in April 2023. The construction of Phase 4 is set to support various direct and indirect jobs through Urban Union, its sub-contractors and suppliers, in addition to supporting a number of full-time apprenticeships.

Pennywell Living forms a major part of the City of Edinburgh Council’s long term regeneration plans in North Edinburgh, which aims to deliver close to 1000 mixed tenure homes alongside enhanced local amenities. Urban Union has already delivered 585 new mixed tenure homes, with 315 nearing completion at Phase 3 alone. The aim is to replace inadequate housing and infrastructure with a mixed sustainable development consisting of 778 new homes, 228 for social rent, 136 for mid-market rent and 414 for private sale.

In response to recent changes in the energy market and government policy direction, Pennywell Phase 4 will deliver net zero carbon homes. This will be achieved through a fabric-first approach featuring well-insulated external envelopes supplemented by environmentally friendly technology. Natural gas is removed as an energy source and replaced with air-source heat pumps, photovoltaic panels, and a decentralised mechanical ventilation system for energy-efficient dwellings.

Located only a few miles from Edinburgh city centre, Pennywell Living is in prime position to make the most of the many shops, bars and restaurants the capital has to offer. A new fund, known as the ‘Creative Community Chest’ has launched which will support micro projects in Pennywell, Edinburgh and is established in partnership with North Edinburgh Arts and the OneCity Trust.

The initiative which has been established as part of the Pennywell Living development has been created by regeneration experts Urban Union with the City of Edinburgh Council. Scottish charities and community groups located in the North Edinburgh Arts membership area are being asked to apply for one of 10 grants of £300, that can be used to deliver creative and engaging content for the local community.

The governance, monitoring and oversight of grant distribution will be undertaken by the office of the OneCity Trust.  The mission of the OneCity Trust is to fight inequality and exclusion in the City of Edinburgh.

Over recent years, many parts of Edinburgh have suffered unprecedented levels of anti-social behaviour and disorder, criminal damage and attacks on Police Officers and other emergency service colleagues during annual Bonfire night celebrations.

The extent of the disorder carried out by a small number of people placed residents, members of the public and emergency services’ staff at significant risk of harm and injury.

City of Edinburgh Policing Division, working in partnership with colleagues from City of Edinburgh Council and Scottish Fire and Rescue Service are here to protect the community and to keep those who work in our emergency services safe.

To prevent a repeat of these incidents, proactive steps are being taken to increase the safety of our local communities and those working within the emergency services. The policing of Bonfire night will be robust and we will take immediate action where individuals attempt to prevent or disrupt the work of the emergency services. Therefore those who choose to involve themselves in antisocial behaviour or disorder on or around the 5th November may be subject to prosecution.

We want our communities to enjoy the celebrations and we are working hard to ensure residents feel safe and able to participate in the celebrations. However, the safety of those who live in our communities remains our overarching priority and any behaviour that places people or property at risk will not be tolerated.

Will Longer Mortgage Terms Be the Norm?

If you are considering purchasing your first home, you are probably watching the mortgage rates with interest. Over the last few years, we have seen historically low interest rates which have made mortgage borrowing more affordable.

The cost of living has been rising. Energy price caps have been pushed up (and they will rise even further in October), interest rates have risen five times since December, petrol and diesel are reaching record highs and food prices are increasing. With so much uncertainty around the cost of living, it is important to consider how much you can afford to pay for a new property and budget for your general living costs.

Mortgage payments have gone up since the start of the year and the average first-time buyer monthly mortgage payment for someone taking out a 90% loan-to-value mortgage, fixed for two years is currently 20% (+£163) higher it was at the start of the year.

If you are considering moving this year, work out what you can afford to pay and talk to a mortgage broker about fixing your mortgage for a longer term.

Buying new

By purchasing a newly built home, you can be safe in the knowledge that you won’t need to worry about costly repairs, renovations, or decorating work to make your home habitable.

You can move straight in with brand new appliances, secure windows and doors and a high EPC rating to keep your monthly energy bills down. You’ll have a warranty for peace of mind and when it comes to the purchase price, you can be safe in the knowledge that it has been competitively priced against the market in that area – and that you won’t have to put in an offer over the asking at closing date. At present, some areas are seeing offers over in excess of 15% making a first home out of reach for many first time buyers .

Fixing your mortgage

When you take out a mortgage, it will either be on a variable or fixed-rate basis. When you take out a fixed-rate mortgage your rate is guaranteed for a specific time frame. Most lenders enable you to fix your rate for anything from two to ten years – sometimes even longer although this is rare. A fixed rate mortgage gives peace of mind knowing exactly what you have to pay each month regardless of what happens with interest rates.
Usually, it’s cheaper to fix for just two years – with the mortgage rate increasing slightly the longer you fix your mortgage for. Over recent years, the gap between interest rates for two and five- or ten-year fixes has been closing and some deals are very similar. Previously the difference could be as much as 1%.

Fixing for more than two-years could give you peace of mind if you’re planning on staying in your home for a long time.
Once the fixed rate period ends, you will be automatically moved onto the lenders’ Standard Variable Rate (SVR) which is a higher rate of interest than a fixed rate. However, you can usually start to look at taking out a new mortgage deal up to six months before your deal ends.

Pennywell to be Inspired by New Community Art

Together with the City of Edinburgh Council, award winning regeneration specialist Urban Union has appointed North Edinburgh Arts to deliver an engaging Art Strategy as part of its work at the Pennywell Living development in Edinburgh.

The strategy has community engagement at its core and will deliver three distinct outcomes: inspiring hoarding panels, a Creative Community Chest and new Pennywell Heritage/Art Trail.

Lead Artist Ross Macrae will kick start the strategy alongside a series of invited guests, who will create 10 engaging panels incorporating wayfinding and local icons to the existing hoarding around the Pennywell development. A key strand of the strategy is community engagement and local young people will have the opportunity to attend masterclass sessions with Ross and the guest artists where they will demonstrate skills and techniques in spray painting and other mediums. The workshops and artwork creation have been running since April and are expected to continue into August.

With £3,000 available through the Creative Community Chest for micro projects across the North Edinburgh Arts membership area, local charities and constituted groups will also be able to apply for one of 10 grants of up to £300 which will be used to deliver creative content for the local community. The Creative Community Chest will be managed by the One City Trust and open over the summer.

The final element will be the introduction of a heritage/art trail for Pennywell. Appointed through an open call, the selected artist will create and deliver six permanent artworks in and around the Pennywell area. With the aim of enhancing local pride, the artworks will become meeting points, way finders, conversation starters and points of connection. Local residents are invited to get involved in the process which will commence in September 2022 and over the following 12 months will include 24 engagement activities for all ages, culminating in the installation of the art in August 2023.

“We look forward to continuing our engagement with the local community as our Phase 3 works progress and to seeing their ideas come to life through the unique opportunity that our Arts Strategy will provide.”

“We’ve supported significant investment in Pennywell and Muirhouse, with new green spaces and a civic heart, brilliant sport and culture on the doorstep and plans for new community hub – plus of course hundreds of much needed, quality, affordable and social homes. It’s one of our 20 minute neighbourhood projects and you really can see the area flourishing.

“What’s been so special throughout this redevelopment is that residents have been really involved, with projects empowering people to reconnect with their area and initiatives to welcome new neighbours in. North Edinburgh Arts has been central to this and will now help us to bring permanent artworks to the area, which local people will also shape. We can’t wait to see the entries.”

This has ranged from one off craft workshops, and arts activities for young people, to the development of temporary play spaces, and the permanent, much loved, Butterfly Garden on Pennywell Road. With support from Urban Union and the City of Edinburgh Council this current set of projects allow us to tap into local interests, expertise and enthusiasm once again and we look forward to sharing the results and the pride of our place with local residents, neighbours and visitors alike.”

Urban Union is developing 134 new homes and apartments as part of Phase 3 works at Pennywell Living and has been working in conjunction with the City of Edinburgh Council since 2014 to regenerate Pennywell, creating a vibrant residential area.

The extensive development is the result of a major investment of £42 million by The City of Edinburgh Council and includes £7.9 million grant funding from the Scottish Government. The project is part of the wider Council led regeneration of Pennywell and Muirhouse which has seen over £100 million invested in new homes, infrastructure, retail and community facilities.
